Cost of new windows for a 3 bed house
We can't give you an average cost for a 3 bed house, and we'd rather say why than print a number. Houses differ in how many windows they have and how big they are, and a price only compares with another if both include the same things. Ours are supply only: uPVC windows, in GBP, excluding UK VAT and import duties, and you arrange the fitting. Before you set another figure next to ours, check whether it includes fitting and VAT. What we can do is show example sets for a 2, 3 and 4 bed house at our standard sizes, and give you a guide price for each window from our own quotes.
Guide prices for uPVC windows and doors
Measured on our own quotes from February 2023 to July 2026 inclusive, per unit at the size in the table. The amount is the median; the range runs from the lower to the upper quarter of the observations. Prices in GBP, excl. UK VAT and import duties, which are payable on delivery; excluding delivery and installation. This is a guide price, not a quote.

Price per m² = the measured amount divided by the area of the size in the table. Where there is a dash, the spread is too wide for a single amount and the range is what counts.

Average cost of new windows for a 3 bed house, UK: why we give no figure
An average needs two things we don't have: a count of the windows in UK houses, and prices that include the same things. The first varies from house to house; the second varies from quote to quote, because one includes fitting, VAT and taking out the old frames and another doesn't. The table and the calculator on this page measure only what we sell: the window itself, supplied, from quotes we've written.
Example: new windows for a 3 bed house
This is an example, not your house and not a UK average. We've assumed seven windows, each at the standard size of one of our layouts:
1 × 3-pane window with two tilt and turn sashes, 2,400 × 1,500 mm (say, the living room). 3 × 2-pane window with one tilt and turn sash, 1,800 × 1,500 mm (two bedrooms and a back room). 2 × single tilt and turn window, 1,200 × 1,400 mm (the third bedroom and the kitchen). 1 × bottom-hung tilt-in window, 1,100 × 800 mm (the bathroom).
If your house has more windows, larger ones or a different mix, the total moves with it. A back door is not in the set; our glazed back door has a standard size of 1,000 × 2,100 mm and you add it the same way.
Cost of double glazing a 2 bed house
The same approach with fewer windows. Example, assumed: five windows. 1 × 3-pane window with two tilt and turn sashes, 2,400 × 1,500 mm. 2 × 2-pane window with one tilt and turn sash, 1,800 × 1,500 mm. 1 × single tilt and turn window, 1,200 × 1,400 mm. 1 × bottom-hung tilt-in window, 1,100 × 800 mm.

Between a 2, 3 and 4 bed house, what changes is the number and size of the windows, not the price of a window of a given size.
How to price an example set
Put each size into the calculator above, choose uPVC and the window type, and note the range it gives. Multiply by the number of windows of that size and add the lines up. For the bottom-hung window, choose tilt and turn: our quote archive measures those opening types together.
The calculator knows one element type at a time. For a window that combines a fixed pane with an opening sash, like the 2-pane and 3-pane windows above, its answer is an approximation. The configurator prices the exact layout, at your own sizes, and your quote follows within three working days.
Cost of new uPVC windows: what moves the price
Size first: windows are priced per square metre, and small windows cost more per m² than large ones. Then the layout: a fixed pane has no hardware, an opening sash does. Then the glass: HR++ double glazing (Ug 1.1) or triple glazing, chosen per window in the configurator. Then the colour: white and cream frames against a foil in another colour or a woodgrain.
What is not in these prices
UK VAT and import duties, which are payable on delivery. Delivery to the UK is quoted with your offer. Fitting: we supply, we don't install. Taking out the old windows, fitting the new ones and finishing inside and out come on top, from the installer you choose.
In England and Wales, replacing windows is notifiable building work. An installer registered with a competent person scheme, such as FENSA or Certass, notifies it, or you notify building control before the work starts. A replacement window has to reach a U-value of 1.4 W/m²K or WER band B; the U-value of each whole window is in your quote. Scotland and Northern Ireland have their own rules.

How much does it cost to double glaze a 3 bed house?
With us, double glazing comes in new windows: we don't supply sealed units for existing frames. So the cost is that of the windows, priced as above. HR++ double glazing with a Ug of 1.1 is one of the glass options in the configurator, next to triple glazing.
How many windows does a 3 bed house have?
That depends on the house, and we don't have a figure for the UK. The example on this page assumes seven; count yours, measure each one and put the sizes into the configurator.
Do these prices include VAT and fitting?
No. Prices in GBP, excl. UK VAT and import duties, which are payable on delivery. On export outside the EU we charge 0% Dutch VAT. Delivery to the UK is quoted with your offer. We supply, we don't install.
Is the guide price a quote?
No. It's what comparable windows cost in our own quotes over the period shown with the table. Your price depends on the sizes, layout, glass and colour, and it's in the quote you request from the configurator.
Are these the cheapest uPVC windows online?
We don't claim that, and a comparison only holds if both prices include the same things.
