These are supply-only prices in GBP, excluding UK VAT and import duties, and without fitting, so they're not the fitted price a UK installer quotes. What uPVC windows and doors cost with us

Measured on our own quotes from February 2023 to July 2026 inclusive, per unit at the size in the table. The amount is the median; the range runs from the lower to the upper quarter of the observations. Prices in GBP, excl. UK VAT and import duties, which are payable on delivery; excluding delivery and installation. This is a guide price, not a quote.

Worked example: new uPVC windows for a three-bed house

Take a three-bed house with six tilt and turn windows, two fixed windows and a back door, each at the size in the table above; that gives the amount below. It's an assumption, not a survey of your house: larger windows, a sliding patio door or another colour push it up, smaller windows bring it down. If you compare it with an "average cost of new windows" figure elsewhere, check whether that's a fitted price including VAT — this one is neither.

What decides the price of a uPVC window

Four things: the size, the layout, the glass and the colour. Size weighs heaviest, because a window is priced per square metre and a large window also needs a heavier profile. Layout comes next: a fixed window has no hardware and no moving sash, a tilt and turn window does, and a door has a lock, hinges and a threshold. That's why a fixed window is cheaper in the table than a tilt and turn of the same size.

Glass: HR++ double glazing (Ug 1.1) is the standard choice in the configurator. Triple glazing insulates better and costs more; in the configurator you choose it per window, and your offer shows what it makes for your size. Colour: white and cream are in the base price; a foil in anthracite, black or woodgrain costs extra. How much depends on the size and the profile, and the configurator works that out.

Is fitting included?

No, and that's a choice. We supply, we don't install. So with us you pay the factory price plus our margin, and you arrange the fitting yourself or with a local builder or installer. Delivery to the UK is quoted with your offer. If you buy fitting from a window company, you pay for it separately: taking out the old window, fitting, sealing and finishing. That amount isn't in our prices, and it isn't in the table above.

Bear in mind who does the paperwork. In England, replacing windows is notifiable building work: an installer registered with a competent person scheme, such as FENSA or Certass, notifies it, or you notify building control before the work starts. Because we don't install, that's for your installer to arrange — ask about it when you get a fitting price. Scotland and Northern Ireland have their own rules.

Replacing windows: what to allow for

When you replace windows there's work besides the window itself: the old one out, the new one set and sealed, and the inside and outside finished. Measure your windows on the outside size of the old frame, put them into the configurator and you'll have an offer with your sizes within three working days. If it takes longer, you'll hear within the same period.

We buy from the manufacturers of Gealan, Rehau, Schüco, Aluplast and K-vision on the volume of thousands of projects, and we put no showroom, no salesperson and no fitting team in between. Cost of new windows per window

Work it out per window: width times height gives the square metres, and the calculator above applies the measured price per m² for that size band. Small windows cost more per m² than large ones, because hardware and corners don't grow with them.

Cheap uPVC windows

You save most with fixed windows where nothing needs to open, white or cream frames and double glazing. Fitting is not in our prices; you arrange it yourself or with an installer.

Average cost of new windows for a house

Count the windows and their sizes, then use the calculator for each one. A 2, 3 or 4 bed house differs mostly in the number and size of windows, not in the price per window.

Frequently asked questions

What does a uPVC window cost per m²?

The table above gives the price per m² for each kind of element, derived from the measured amount and the size it was measured at. A fixed window is the cheapest per m², a door the dearest: it has a lock, hinges and a threshold.

What do uPVC windows cost with double or triple glazing?

Triple costs more than HR++ double glazing, and how much depends on the size: glass is priced per m². In the configurator you choose the glass per window, and your offer shows the difference for your sizes. For Building Regulations in England, what counts is the U-value of the whole window — 1.4 W/m²K or WER band B for a replacement — and the glass is a large part of that.

What does it cost to replace the windows in a three-bed terrace or semi?

That doesn't depend on the type of house but on the number of windows and their sizes. Measure each window (width × height), add up the square metres per kind of element and multiply by the price per m² from the table. The worked example above does exactly that for a whole house. Remember that it's a supply-only price in GBP without UK VAT, import duties, delivery or fitting.

Which is dearer: uPVC or aluminium windows?

Aluminium. In our quotes the price per m² of aluminium is higher than uPVC for every element measured (tilt and turn window, fixed glazing, door). The aluminium price page measures the same elements at the same sizes, so you can put the two tables side by side.
